CAI

The Community Association Institute (CAI), a national organization of professionals serving town homes, condominiums and single family communities in the United States.  CAI provides continuing education to professionals in the community association field.   CAI also holds National Conferences twice a year where professionals in the industry share information to improve the quality of life for the communities we serve.  For more information visit their web site.  See our Helpful Sites and Links page.

CCUCA

The Cypress Creek United Civic Association (CCUCA) hosts monthly meetings on various topics of interest to community associations.  These meetings are held by professionals in the community association business and allow self-managed communities in particular to gain insight and information as it relates to their community. Deed Restrictions

Why? With City of Houston and Harris County not being zoned, CC&R’s or deed restrictions are the primary defense to protecting property values in a community. Regular monthly inspections are conducted by the management company to ensure homeowners are in compliance with the deed restrictions. Those homeowners in violation are sent a notice to correct the violation on their property and bring it into compliance. Failure to do so in a timely manner results in additional notices, and perhaps even additional charges or even legal fees.

Frequent CC&R Violations

  • Inoperable car or truck
  • Trailer, campers, r/v or boats on property
  • Broken or missing fence pickets
  • Regularly maintained and mowed yard
  • Exterior painting faded or pealing
  • Improvement without ACC/ARC approval
