Homeowner Association Management : Scope of Services

Chaparral Management offers a wide range of services including principles of human resources, contracting, accounting/finance, insurance, maintenance, government relations, board management, construction and law.  We design customized programs for each home association that we work for.  With an AAMC designation your home association will benefit from the vast knowledge each of our team members possess.  Your community will be protected with all the services needed.  Listed below is an overview of our services offered:

FINANCE

  • Developing budgets, financial reports, profit and list, variance reporting and cash flow analysis
  • Oversee and authorize payments
  • Track funds and investments; interface with financial institutions nationwide
GROUNDS
  • Site/facility inspections, evaluation of grounds for improvement and recommending changes to improve and modify areas
  • Enforce and ensure that all homeowner association rules and regulations are adhered to
CONTRACTORS/VENDORS
  • Coordinates with contractors; we have a service department to track the repairs, replacements and improvements to our clients assets and amenities. We also maintain information on a variety of contractors for jobs ranging from re-nailing fence pickets to roofing or re-plastering a pool.
  • Assist board members with securing vendors and contractors and negotiate pricing
  • Bid specification, solicitation and selection procedures
  • Work order reporting
COLLECTIONS
  • Increasing the collection efforts and policies of delinquent accounts
MEETINGS
  • Monthly Board of Directors Meeting Attendance, Annual Meeting Preparation, Notification and Attendance
  • Agenda, minutes, management reporting
RESIDENTS
  • New Homeowner packets
GOVERNMENT RELATIONS
  • Maintains abreast of legislation and bills affecting the associations  and your community
  • As a member of the Texas Legislative Action Committee, CHAPARRAL MANAGEMENT COMPANY has legislative knowledge and contacts to protect your association. These changes no matter how major or minor can significantly change the business decisions of the Association. The Board must make informed decisions for the Association using this legislative knowledge.
EMERGENCY SITUATIONS
  • We pride ourselves on quality service, including effective and efficient emergency response. Using our up to date phone voice mail technology, messages can be left 24 hours a day, 7 days a week which will contact the “on­call” person on our staff without delay.
